Protected Characteristics:
The Act bans discrimination based on:
- Race
- Color
- National Origin
- Religion
- Sex (this includes gender identity and sexual orientation)
- Familial Status
- Disability
Scope of Coverage:
Nearly all housing is covered under the Act, with few exceptions like certain owner-occupied buildings and religious or private club accommodations.
Prohibited Practices:
Whether renting or selling, it's illegal to discriminate based on the protected characteristics listed above. This includes refusing to rent/sell, setting different conditions, or falsely denying availability, among others. The Act also covers mortgage lending, prohibiting discrimination in loan terms, conditions, or denials based on these characteristics.
Harassment and Other No-Nos:
Harassing anyone based on these protected characteristics is a big no. This includes sexual harassment. There are also rules against retaliatory actions towards those exercising their fair housing rights.

Housing providers must accommodate disabilities, ensuring equal enjoyment of housing. This covers everything from allowing modifications to ensuring accessibility in multifamily housing.
